Getting Started
How quickly can I get started with Fund Flow?
Most operators are up and running in under an hour. Import your contacts via CSV, connect Gmail for email sync, and start managing investors immediately. Our guided onboarding walks you through everything step by step.
How much time does real estate fundraising automation actually save?
Operators typically spend 10+ hours per week on investor admin — pitch decks, follow-ups, distribution calculations, and reporting. Fund Flow automates these workflows so the same tasks take under an hour. AI generates pitch decks in minutes, automated workflows handle follow-ups, and distribution calculations happen instantly.
Capital Raising & Deal Management
How can real estate fundraising automation help me close capital faster?
Fund Flow compresses the time between investor interest and funded capital. AI generates professional pitch decks from your deal data, automated workflows handle investor outreach and follow-ups, and digital document signing eliminates the print-scan-email cycle. Operators using Fund Flow close raises significantly faster than those managing the process manually.
Can investors sign subscription documents digitally through Fund Flow?
Yes. Fund Flow includes built-in e-signature functionality so investors can review and sign subscription agreements, PPMs, and operating agreements directly from the platform. Documents are generated from your templates with investor details pre-filled, eliminating manual document preparation.
Does Fund Flow support hosting secure due diligence data rooms?
Yes. Every deal in Fund Flow includes a document management system where you can upload financial statements, appraisals, environmental reports, and other due diligence materials. Investors access these documents securely through their portal with role-based permissions.
Investor Portal & LP Experience
What is an investor portal and why do Limited Partners expect one?
An investor portal is a self-service dashboard where LPs can view their investments, access documents, and track performance 24/7. Modern investors expect the same transparency they get from public equities or consumer fintech apps. Fund Flow's investor portal gives your LPs real-time access to holdings, distribution history, tax documents, and new opportunities — positioning you as a professional, institutional-quality operator.
Can LPs access K-1 tax documents, distribution statements, and quarterly reports through the portal?
Yes. The investor portal provides on-demand access to all financial documents including K-1s, distribution statements, capital account summaries, and quarterly performance reports. Documents are organized by investment and investors receive automatic notifications when new documents are available.
What self-service reporting capabilities are available for investors?
Investors get a dedicated dashboard showing portfolio performance across all their investments, active holdings with real-time valuations, pending opportunities from operators they follow, complete distribution history, and a secure document library. Everything updates in real time without the operator lifting a finger.
I only have 10-20 investors. Do I really need an investor portal?
That's exactly when to start. Operators using Fund Flow from day one raise capital faster because they look professional and build trust with investors. A polished investor portal signals you're serious — and keeps investors informed without you manually sending updates. The portal is included in all plans, including Free.
AI & Automation
How does Fund Flow use AI to help real estate operators?
Fund Flow's AI acts as your back-office assistant. It generates professional pitch decks from your deal data, drafts investor communications, provides proactive insights about your portfolio, and automates repetitive tasks like follow-ups and reporting. The AI learns your preferences over time and operates within compliance guardrails — it suggests actions but you always approve before anything goes out.
Can AI generate pitch decks and investor presentations automatically?
Yes. Fund Flow's AI analyzes your deal data — property details, financial projections, market comps — and generates a professional pitch deck in minutes instead of days. You can customize the output, apply your branding, and iterate with AI assistance. This replaces the typical 10+ hours of manual deck creation per deal.
Does Fund Flow provide AI-powered investor matching and insights?
Yes. The AI analyzes investor preferences, past investment history, and deal characteristics to suggest the best investor-deal matches. It also surfaces proactive insights — like identifying investors who haven't been contacted recently, flagging upcoming maturities, and recommending follow-up actions to accelerate your capital raising.
How do automation workflows work for investor communications?
Fund Flow includes a visual workflow builder where you can create automated sequences for investor outreach. Set up triggers (new deal created, document signed), add wait steps and conditional logic, and let the system handle the execution. Workflows can send emails, create tasks, update records, and notify your team — running 24/7 without manual intervention.
Pricing & Billing
How much does Fund Flow cost compared to Juniper Square or InvestNext?
Fund Flow starts free and scales to $97/month (Standard) and $297/month (Professional). By comparison, Juniper Square starts at approximately $1,500/month and InvestNext at $499/month. Fund Flow includes AI automation, pitch deck generation, and an investor portal at every tier — features that competitors charge extra for or don't offer at all.
Can I cancel my subscription anytime?
Absolutely. There are no contracts, no cancellation fees, and no lock-in. You can downgrade to the Free plan at any time and keep all your data. Upgrades take effect immediately; downgrades apply at the end of your billing cycle.
What happens when I hit a plan limit?
You'll receive a notification before you reach your limit. You can upgrade at any time to unlock more capacity. Existing data is never deleted — if you exceed a limit, you simply can't create new items of that type until you upgrade or free up space.
Compliance & Security
What software is best for managing 506(b) and 506(c) SEC-compliant real estate offerings?
Fund Flow supports both 506(b) and 506(c) offering structures. For 506(b) offerings, the CRM logs all communication histories to help establish pre-existing substantive relationships. For 506(c) offerings, the platform includes accreditation verification workflows and document tracking. Fund Flow provides the organizational tools to stay compliant — though we always recommend working with a securities attorney.
Do I need an attorney or SEC registration to raise capital for real estate?
That depends on your offering structure and who you're raising from. Most real estate syndications operate under Regulation D (506(b) or 506(c)), which provides exemptions from full SEC registration but still requires compliance with specific rules. Fund Flow provides compliance templates, document management, and audit trails to keep you organized — but it doesn't replace legal advice. We strongly recommend consulting a securities attorney.
What security measures protect sensitive investor financial data?
Fund Flow encrypts all data in transit and at rest. The platform uses role-based access controls so team members only see what they need, multi-factor authentication for all accounts, and continuous security monitoring. Infrastructure is hosted on Vercel with enterprise-grade protections. Your investors' personal and financial information is never shared with third parties.
Does Fund Flow maintain audit trails for regulatory compliance?
Yes. Every action in Fund Flow is logged — document views, signature events, communication history, data changes, and approval workflows. This creates a comprehensive audit trail that helps demonstrate compliance with SEC regulations and provides documentation if questions arise during regulatory review.
Integrations & Migration
Does Fund Flow integrate with Gmail and other email providers?
Yes. Fund Flow provides bi-directional Gmail sync — emails you send and receive are automatically logged against the relevant contact and deal records. You can also send emails directly from the platform using customizable templates with merge fields for personalization.
Can I import my existing investor data from spreadsheets or another CRM?
Yes. Fund Flow includes an AI-powered import wizard that maps your CSV columns to the right fields automatically. Upload your spreadsheet, review the mapping, and import contacts, deals, and loans in minutes. The AI detects relationships between your data (which contacts go with which deals) and suggests links.
How long does it take to migrate from spreadsheets to Fund Flow?
Most operators complete migration in under an hour. Upload your CSV files, let the AI map your columns, review and confirm, and your data is live. For larger datasets with complex relationships, the import wizard guides you through linking contacts to deals and loans step by step.
Comparisons
How does Fund Flow compare to Juniper Square for real estate investor management?
Fund Flow offers AI-powered automation, pitch deck generation, and a modern interface starting free — compared to Juniper Square which starts around $1,500/month and focuses on fund administration for larger institutional firms. Fund Flow is designed for operators at every stage, from first-time syndicators to growing fund managers. See our detailed comparison at /vs/juniper-square.
How does Fund Flow compare to InvestNext for capital raising?
Fund Flow includes AI chatbot, automated pitch deck generation, workflow automation, and a full investor CRM starting free — while InvestNext starts at $499/month and focuses primarily on equity management and distribution processing. Fund Flow is a more complete platform for operators who need both capital raising and investor relations tools. See the full comparison at /vs/investnext.
How is Fund Flow different from AppFolio Investment Management or RealPage IMS?
AppFolio and RealPage are primarily property management platforms that added investment management modules. Fund Flow is purpose-built from the ground up for capital raising and investor relations — with AI automation, pitch deck generation, and workflow tools that property management platforms lack. If you need both property management and investor management, Fund Flow complements those tools rather than replacing them.
Why should I use Fund Flow instead of a generic CRM like HubSpot or Salesforce?
Generic CRMs require extensive custom configuration to handle real estate workflows — entity structures, waterfall calculations, investor portals, compliance tracking, and document signing. Fund Flow provides all of this out of the box, purpose-built for real estate operators. You'd spend thousands on Salesforce consultants to build what Fund Flow includes for free.
Data & Account
What happens to my data if I cancel my Fund Flow subscription?
You own your data. Export everything to CSV anytime — contacts, deals, communications, documents, payment history. There is no lock-in and no hostage data. If you downgrade to the Free plan, all your data remains accessible.
Can I add team members or co-sponsors to my Fund Flow account?
Yes. The Professional plan includes 5 team collaborators with role-based access controls. Each team member gets their own login and you control what they can see and do — from full admin access to view-only permissions on specific deals.
